Every so often, a past client calls and says, "Bonnie, I think we might want to move."

My first question usually isn't, "What do you want to buy?" It is why do you want to move?

Sometimes there is a very real reason. The house is too small. The stairs have become a problem. The commute is exhausting. The family has changed, the neighborhood no longer fits, or the monthly expenses simply do not make sense anymore.

But sometimes, after living in the same house for years, people are simply ready for something to feel different.

Before giving up a mortgage payment you may never see again, I think it is worth looking at the whole picture. What are you paying now for your mortgage, taxes and HOA? What would those expenses look like in another home? Would your commute change? And most importantly, what problem would moving actually solve?

Because sometimes the answer isn't a new house. Sometimes the house you already own just needs a little new energy.

Paint an accent wall. Add wainscoting or shiplap. Give the kitchen island some texture or a new color. Wallpaper the laundry room, closet or water closet. Change the lighting. Add curtains and coordinating pillows to a bedroom. Create an outdoor sitting area you actually want to use.

None of those projects turns your house into a different house. But they can change the way you experience it.

There are certainly times when moving is the right decision. There are also times when spending a few hundred or a few thousand dollars refreshing the home you already own makes considerably more sense than changing houses simply because life has begun to feel a little too familiar.

A good real estate conversation doesn't always end with a For Sale sign.

Sometimes it ends with, "You know what? I think I'm going to paint that wall."
