Buyers are still buying — but they are choosing carefully.

I looked at MLS homes that went under contract from June 16–29, and the data tells a useful story for homeowners. The market is moving, but price positioning matters. Nearly half of the homes that went under contract had reduced their price before finding a buyer.

That does not mean sellers need to panic. It means sellers need clear information before they list, and current sellers need honest feedback while they wait.

I wrote this short breakdown to explain what buyers actually chose and what that may mean for homeowners thinking about selling.

When I graduated from North Georgia College and State University in 1998 with a Bachelor of Science in Psychology, I honestly wasn't sure where that degree would take me. Like many college graduates, I had spent years learning theories about people, communication, relationships, and decision-making. Then graduation arrived, and life quietly nudged me in a direction I never expected.

Life led to a career in banking at SunTrust. I absolutely loved it. I began as a personal banker and eventually became licensed in financial services.
