Not every good real estate option is flashy. Sometimes the stronger opportunity is the home that quietly makes sense: the right size, the right location, a practical monthly structure, and a price that gives buyers more usable space for the money.

That is where 401 Andrea Lane in Hanahan deserves a closer look.

Located in Otranto Station, this 3-bedroom, 2-bath condo offers approximately 1,352 square feet in an established Hanahan community. For buyers who want to stay connected to North Charleston, Goose Creek, Summerville, I-26, Rivers Avenue, and Highway 52 without stretching into a higher price bracket, this property offers a practical combination of location, space, and lower-maintenance living.

One of the strongest benefits of 401 Andrea Lane is its location. Otranto Station sits just off the Rivers Avenue/Highway...

If you live in Tall Pines Plantation and have wondered, "What would my house actually sell for right now?" you are asking the right question.

Not, "What did my neighbor ask?"
Not, "What do I need to walk away with?"
Not, "What did houses sell for during the wild market a few years ago?"

The better question is: What has the market actually produced so far in 2026, and what does that mean for my home?

Based on activity reviewed in CTAR MLS from January 1, 2026 through June 30, 2026, Tall Pines Plantation has remained active, but it has not been a market where every seller can simply choose a number and expect the buyer, lender, inspector, and appraiser to fall in line.

So far...

Buyers are still buying — but they are choosing carefully.

I looked at MLS homes that went under contract from June 16–29, and the data tells a useful story for homeowners. The market is moving, but price positioning matters. Nearly half of the homes that went under contract had reduced their price before finding a buyer.

That does not mean sellers need to panic. It means sellers need clear information before they list, and current sellers need honest feedback while they wait.

I wrote this short breakdown to explain what buyers actually chose and what that may mean for homeowners thinking about selling.

Yesterday afternoon I spent a couple of hours with a family preparing their home for professional listing photographs. Most people probably imagine that a photo shoot is all about cameras, lighting, and making sure the house looks perfect. There is certainly some truth to that. Before the photographer ever takes the first picture, I walk through the house turning on lights, opening blinds, clearing countertops, hiding trash cans, putting toilet seat lids down, and making sure anything that doesn't belong in a photograph quietly disappears. In this home, that even included gathering up every dog toy before the photographer arrived.

Once everything is ready, the photographer begins working room by room. As she moves through the house, my job is simply to keep the homeowners one step ahead of the camera. If she is photographing the living room, we wait in the kitchen. When she moves into the kitchen, we step into a...

Every time I drive through parts of Berkeley County and Summerville, I am amazed by the amount of new construction taking place. New neighborhoods continue to expand, model homes are busy, and builders are offering incentives that can make a significant difference to a buyer's monthly payment.

Naturally, it makes me wonder how established neighborhoods are performing.

If you own a home in Tall Pines Plantation, Wescott Plantation, Scanlonville, Harbour View, Copahee View, or Whitehall, are buyers still interested in pre-owned homes? Or are they choosing new construction instead?

I recently reviewed more than 2,000 pending pre-owned home sales and compared them to hundreds of pending new construction sales throughout the Charleston area. While every neighborhood tells its own story, the overall results were encouraging for homeow...
