Over the years, I've seen buyers lose financing because an HOA didn't have enough money to meet its insurance deductible requirements. I've seen communities face special assessments for construction defects and deferred maintenance. I've seen condominiums lose FHA eligibility, eliminating many qualified buyers overnight. Most recently, I've watched an older community scramble to address aluminum wiring after insurance companies demanded repairs to keep coverage in place.

None of these problems happened overnight. They were discussed in meetings long before they became emergencies.

HOA meetings are where budgets, reserve funds, insurance, repairs, lawsuits, maintenance projects, rule changes, and future expenses are discussed. When homeowners don't participate, a small group ends up making decisions that affect everyone.

Before buying into any HOA, read the meeting minutes, review the financial statements, and attend meetings whenever possible. Staying informed protects your investment and helps you avoid costly surprises. Sometimes the most important part of buying a home isn't the house itself—it's understanding the community that comes with it.
