Buyers Are Still Moving—But They Are Paying Attention
From Friday, July 10, through Sunday, July 12, 2026, 182 residential properties went under contract across Charleston, Berkeley and Dorchester counties. Berkeley County recorded 79 contracts, Charleston County recorded 65, and Dorchester County recorded 38. Those numbers confirm that buyers are still purchasing homes throughout the Charleston area, but they do not tell us that every home is selling quickly or that buyers are willing to pay any price.
The combined median list price of the pending properties was $408,115. Berkeley County had the lowest median price at $387,000, followed by Dorchester County at $399,200. Charleston County had a considerably higher median price of $600,000. Because the Charleston County results included properties ranging from more affordable homes to one listed at nearly $13 million, the median gives us a more realistic picture than the average.
