If you are thinking about selling your home, the first question is usually, "Are buyers still buying?"

The answer is yes.

As of June 22, 2026, there are more than 1,100 homes under contract in Charleston County between resale homes and new construction. Buyers are still moving, relocating, downsizing, upsizing, and purchasing homes throughout the area.

What has changed is that buyers have become more selective.

The homes that are successfully going under contract are generally selling within a few weeks, while many active listings are sitting on the market twice as long. That tells us the issue is not a lack of buyers. The issue is that buyers have choices.

Many sellers are also competing against brand-new construction. Builders continue to offer incentives, warranties, and move-in-ready homes. Resale sellers can absolutely compete, but they need to give buyers a reason to choose their home.

The sellers who are having the most success are doing three things well. First, they are pricing realistically from the beginning. Second, they are addressing maintenance issues before listing whenever possible. Third, they are presenting their homes in the best possible condition through cleaning, repairs, and preparation.

The Charleston County market is not frozen. Homes are selling every day. However, this is no longer a market where a seller can simply place a sign in the yard and expect buyers to overlook condition, presentation, or price.

If you are considering selling, the goal is not simply to get your home on the market. The goal is to become one of the homes buyers choose.
