The Wescott Plantation market is active, but buyers are being selective. In the most recent snapshot, there were 29 homes actively listed and 7 homes that went under contract within the previous 10 days.

Detached homes showed the strongest recent movement. The typical detached home currently under contract was larger than the typical active listing—approximately 2,344 square feet with four bedrooms, compared with about 1,908 square feet and three bedrooms among active homes. The median last list price of the detached homes under contract was $450,000, and three of the five secured contracts within nine days.

That does not mean every detached home should be priced higher. It suggests buyers will pay more when they clearly see the additional space, condition, location and overall value. Homes that do not compare as favorably may need more time or a stronger pricing strategy.

Attached homes are moving more slowly. The two attached properties that recently went under contract offered slightly more living space and noticeably larger lots than the typical active attached listing, while carrying a lower median price. Both had also been on the market for approximately 81 days.

A seller listing today should expect buyers to compare the home carefully against every available alternative. Correct pricing, good condition, professional presentation and realistic expectations will matter. Some homes may receive quick attention, but others—particularly attached homes or properties competing against stronger values—may require patience and adjustments.

The market is not closed to sellers. It is simply rewarding homes that make their value easy for buyers to understand.
