Not every home search moves quickly.
And truthfully, not every home search should.

This one started the way the best relationships often do—with a referral from a past client. There's a level of trust that comes with that, and I don't take it lightly. When someone sends a friend or family member my way, they're not just sharing my name—they're sharing their experience.

From the beginning, there was no rush.
This buyer wasn't trying to force a decision, and I wasn't trying to push one. He works during the day, so we built our schedule around evenings and his days off. That meant a lot of late showings, and more than a few weekends.

Terry came along as my driver on those nights and weekends, which turned into something more than just logistics. It gave the process a rhythm that felt comfortable instead of stressful.

One Sunday, I had already gone ahead into the first home—turning on lights, opening things up—when he arrived. He didn't come empty-handed. He brought Terry a cooler filled with homemade potato pierogi and sausage and took the time to explain exactly how to prepare it once we got home.

It was one of the kindest, most thoughtful things a client has ever done. And yes—it was just as good as he promised.

We looked at a number of homes and made several offers along the way. Some didn't come together, not because we weren't trying, but because the middle ground just wasn't right. And that's part of this process that doesn't get talked about enough.

You don't win by getting a house.
You win by getting the right house.

When the right one came along, everything shifted. We moved forward with inspections and asked for the items that mattered to be addressed—and we asked for all of them. Not halfway, not piecemeal. We also suggested our own contractor to handle the work, and the seller agreed to everything, including using the contractor we trusted.

That kind of cooperation doesn't happen by accident. It's what happens when a deal is structured thoughtfully and both sides are working toward the same outcome.

From there, the home started to become his.

We walked it again so he could measure rooms.
We brought his girlfriend through so they could see it together.
His sister joined us to take a closer look at the repairs.
We made a few small adjustments and came back again—this time with his dog, because that matters too.

By the time we got to the final walkthrough and closing, his parents had come into town. Getting to meet them felt like the right way to close out the process. Not just a transaction, but a full circle moment.


What This One Reinforced for Me

The best outcomes don't come from moving fast.
They come from moving with intention.

It reinforced that:

  • It's okay not to rush
  • It's okay to walk away when it doesn't feel right
  • And when it does feel right, everything tends to line up

Most of all, it reminded me that this work is about people first.

The homes matter—but the relationships are what stay with you.
