If you are thinking about selling your home, the first question is usually, "Are buyers still buying?"

The answer is yes.

As of June 22, 2026, there are more than 1,100 homes under contract in Charleston County between resale homes and new construction. Buyers are still moving, relocating, downsizing, upsizing, and purchasing homes throughout the area.

What has changed is that buyers have become more selective.

The homes that are successfully going under contract are generally selling within a few weeks, while many active listings are sitting on the market twice as long. That tells us the issue is not a lack of buyers. The issue is that buyers have choices.

Every now and then someone asks me about Scanlonville. Usually it starts with a simple question. They were driving through Mount Pleasant, saw a home for sale, heard someone mention the neighborhood, or noticed that homes there seem very different from one another. Before long they ask, "What's the story with Scanlonville?"

That's actually one of my favorite conversations because Scanlonville isn't really a subdivision in the way most people think about subdivisions. When people hear the word neighborhood in Mount Pleasant, they often picture a planned community with matching homes, a neighborhood entrance, and a homeowners association. Every time I drive through parts of Berkeley County and Summerville, I am amazed by the amount of new construction taking place. New neighborhoods continue to expand, model homes are busy, and builders are offering incentives that can make a significant difference to a buyer's monthly payment.

Naturally, it makes me wonder how established neighborhoods are performing.
