There's a difference in this business that most people don't see right away.

Some agents show homes.
Some agents prepare for them.

When I walk into a house with a buyer, I already know what I'm walking into—because I've taken the time to review the documents, understand the systems, and look for anything that could impact my client.

That's not extra effort.
That's the job.


What a Buyer's Agent Is Actually Responsible For

A buyer's agent should be doing more than opening doors. At a minimum, they should be:

  • Reviewing all available MLS documents before the showing
  • Identifying red flags or areas that need deeper questions
  • Understanding major systems, upgrades, and potential concerns
  • Preparing the buyer for what they're walking into
  • Helping the buyer make informed—not emotional—decisions

This isn't about being perfect.

It's about being prepared.


Why This Matters More Than People Think

When an agent doesn't review documents:

  • Buyers miss important information
  • Questions are asked late instead of early
  • Negotiation opportunities are overlooked
  • Surprises show up during due diligence

And sometimes, those surprises cost real money.

Preparation doesn't eliminate every issue.
But it dramatically reduces avoidable ones.


What I Want Buyers to Know

If you're buying a home, it's okay to ask your agent a simple question:

"Have you reviewed the documents on this property?"

Not as a challenge.
Not as a test.

Just as a way to understand how they work.

Because the difference between a smooth experience and a stressful one often comes down to what was done before you ever walked through the front door.


Final Thought

This isn't about calling anyone out. It's about raising the standard.

There are a lot of good agents out there.
There are also a lot of different habits.

And when you're making one of the largest financial decisions of your life, habits matter.

Preparation matters.

And having someone who treats your purchase like it deserves to be understood—not just shown—makes all the difference.
